What Concierge Legend is — and is not

Concierge Legend is lettings and maintenance software for agencies and property managers. It takes repair reports, triages them, gives tenants safety advice and local emergency numbers, pages the agency's own staff, keeps a compliance record per let, and manages contractors, quotes and landlord approvals.

It is not a law firm, an estate agent or an emergency service. It does not give legal advice. The compliance record tracks what the agency has recorded; it does not verify anything with a government register, and a summary of a law on this site or in the product is not a statement that the law applies to a particular let.

Triage priorities, statuses and summaries are indications derived from what people reported. They are not commitments.

Emergencies and out-of-hours cover

Where a report indicates danger, Concierge Legend shows the tenant the relevant local emergency numbers and pages the agency's rota. The out-of-hours feature wakes the agency's own staff; it does not supply staff. Cover depends on the rota being current, a paging provider being configured and cover being switched on — and the product shows whether all three are true. Responsibility for responding to emergencies, and for meeting repairing obligations, stays with the agency and the landlord.

Your account

• Keep sign-in details secure; you are responsible for activity under your account.
• Only add people to the on-call rota with their agreement — the product will text and ring them at night.
• Have a lawful basis for the tenant, landlord, contractor and staff data you enter, under the law of your market (GDPR, the UAE PDPL or Singapore's PDPA).
• Only send landlord approval requests that are accurate. Each one is sent by a person at your agency, not automatically.

Acceptable use

Do not use Concierge Legend unlawfully, to send marketing, to harass anyone, to try to reach another agency's data, or to probe, reverse engineer or resell the service without a written agreement.

Fees

Fees, if any, are set out in the agency's pilot or subscription agreement. There are no fees under these terms alone.

Your data

You keep all rights in the data you put into Concierge Legend. We process it as your processor under the data processing agreement. On termination you may export it, and we will delete or return it as the agreement says.

Availability

We aim for high availability but do not offer a contractual uptime commitment during the pilot.

Liability

Nothing here limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.

Subject to that, our total liability in any 12-month period is limited to the fees paid to us in that period, and we are not liable for loss of profit, loss of goodwill, or indirect or consequential loss — nor for a landlord's or agency's failure to meet its own obligations, or for the accuracy of what people report.

General

These terms are governed by the law of England and Wales, and its courts have exclusive jurisdiction, unless the agency's signed agreement says otherwise. If a provision is unenforceable, the rest still applies. We will give notice of material changes.
