Four markets, each on its own terms

What the compliance book tracks in each market, and the emergency numbers the tenant page shows above the repair form. Dubai and Abu Dhabi are separate markets: different registers, different notice periods, different rent rules.

It keeps records. It is not legal advice.

The compliance book tracks what your agency has recorded — a date, a reference, a status. It does not check anything with a government register, and "not recorded" means only that nothing is on file, not that something wasn't done. The rules below are a summary to help you see what the book covers; check the current law with the authority or your own adviser before relying on it.

Dubai

Leases registered through Ejari, rent increases set by the DLD Smart Rental Index, and notice rules that turn on the method of delivery as much as the date.

Abu Dhabi

Contracts registered on Tawtheeq, a shorter notice period than Dubai, and a rent freeze that changes what a renewal can say.

The law is moving

The ADREC rent freeze applies until further notice. When it changes, the book's wording changes with it.

Germany

Mietrecht is detailed and deadline-driven. The book holds the certificates, the checks and the clocks that decide whether a back-payment or a rent increase is still possible.

The law is moving

A Mietrecht reform is pending. The book reflects the law in force today and will be updated when anything is enacted — not before.

Singapore

Short windows and hard caps: stamp duty within days, HDB approval before the tenancy starts, and occupant limits that change in 2028.

No seasonal rule: Singapore is warm all year, so cooling and heating are judged on the words alone.

The law is moving

The occupant cap changes on 31 December 2028. Leases that cross that date are flagged now, not then.
